I have, also found, that most buyers do not understand how an agent gets paid. As a buyers agent in Michigan, my commission is typically paid by the sellers. If you choose to purchase a home through the listing agent, it is extremely important that you as the buyer understand, the listing agent has an obligation and contract with the sellers to disclose any pertinent information to the seller, so don't share anything that could harm your negotiations. As a result, they may have the leverage to better negotiate with you, thus you could end up paying more than you would have, had you used a Buyers Agent to represent you.
